Creekside is located along Rt. 70 in Medford Township on what was a vacant, flat, 8+ acre site which is triangular in shape and bound by two creeks. The site contains 32 two and three story town-house style family apartments housed within four buildings. The bedroom count includes 6 one, 17 two and 9 three-bedroom apartments, a management/maintenance facility, on-street parking, a play ground and a multi-purpose ball field.
Each of the four structures are slab on grade, wood framed, panelized construction designed to be in full compliance with NJDCA’s Energy Star Program. The façades feature a brick water table with vinyl siding above, shutters, vinyl tilt-in windows, rear decks and storage closets. The roofs are clad in a heavy duty, three dimensional asphalt shingle. Inside the residences are fully sprinklered for fire protection, forced hot air heating and central air conditioning.
The Township of Medford has received second round Substantive Certification from the New Jersey Council on Affordable Housing for its plans to develop affordable housing. An integral component of this plan is the 32 unit Creekside Development which is to be set-aside for families earning 50 and 60% of the Burlington County median income.
Financing for the project came from a combination of equity from the syndication of the Low Income Housing Tax Credits from the New Jersey Housing and Mortgage Finance Agency, Home Funds from Burlington County and a discretionary grant to be used to provide housing for visually impaired residents as well as a mortgage from the New Jersey Housing and Mortgage Finance Agency.
